ECOSIRE ERPNext Property & Construction Suite — Overview
Welcome to the ECOSIRE ERPNext apps. This section is a plain-language manual for the people who use the system day to day — property managers, site engineers, accountants, and front-desk staff — covering exactly what you touch, on your own live system.
These apps run on ERPNext v16 / Frappe v16. This manual describes that version's interface (the modern desk with workspaces and the ⌘K / Awesomebar search). If a screen looks different in an older ERPNext guide online, follow this manual.
What's in the suite
Your ERP is built on ERPNext (a full, proven accounting and operations platform used by thousands of companies worldwide) plus a set of ECOSIRE apps for property and construction businesses:
| App | What it's for | Manual page |
|---|---|---|
| Property Management | Properties, units, tenants, leases, automatic rent billing, deposits, utility billing, landlord payouts, broker commissions, maintenance, inspections, and tenant/landlord/broker portals | Property Management |
| Construction & Site Management | Bills of Quantities, procurement, project stock, subcontractor work orders, progress billing, retention, site daily & plant logs, and cost reports | Construction & Site Management |
| Kenya eTIMS | Transmits Sales Invoices to the Kenya Revenue Authority (KRA) electronically, as required by Kenyan tax law | Kenya eTIMS |
| M-Pesa Daraja | Collects payments by M-Pesa STK Push against a Sales Invoice, with automatic Payment Entry reconciliation | M-Pesa Daraja |
Two supporting pieces round out the suite: Company Hub (an Odoo-style company selector for multi-company groups — see Company Hub) and Licensing, which keeps the ECOSIRE apps activated (see Licensing — you'll rarely need to touch it).
Why it feels like "normal" ERPNext (on purpose)
ECOSIRE built these apps "native-first." Instead of bolting a separate accounting system onto ERPNext, they extend the accounting and operations objects any ERPNext implementation already has:
- A Tenant is a standard ERPNext Customer; a Landlord/Broker is a standard Supplier.
- Monthly rent is a standard Sales Invoice — it shows up in your normal receivables, aging reports, and bank reconciliation exactly like any other invoice.
- A subcontractor's certified progress payment becomes a standard Purchase Invoice.
- Withholding tax on a landlord payout uses ERPNext's native Tax Withholding Category and posts a real Journal Entry — the same mechanism your accountant already uses for any other WHT.
Why this matters: everything you already understand about ERPNext accounting (customer statements, aged receivables, bank reconciliation, financial reports) works unchanged. The property and construction apps just automate the industry-specific parts — rent escalation, proration, retention, a landlord's net payout — and hand the result straight into the ledger you already trust.
One system, many companies
The suite is multi-company aware. A property company, a construction company, and a holding company can all live on one system, each scoped to its own Company. When you log in, check the company switcher (see Getting Started and Company Hub) before creating any document — creating a construction invoice under the property company (or vice versa) is the single most common new-user mistake.
Where to start
- New to ERPNext entirely? Start with Getting Started — logging in, navigating the Desk, and the handful of native ERPNext concepts (Customer, Supplier, Sales Invoice, Payment Entry) every page below assumes you know.
- Property manager / leasing officer / front desk? Go to Property Management.
- Site engineer / QS / project accountant? Go to Construction & Site Management.
- Finance / tax team? Read Kenya eTIMS — there are external KRA registration steps to complete before it can go live in production.
- Seeing a license warning? See Licensing.
Screenshots in this manual are referenced as placeholders (e.g. /img/erpnext/login.png). Your ECOSIRE onboarding team captures and publishes the real screenshots from your live system as part of go-live.
